Technical Terms

PROPRIETARY:
Something owned by one; that other’s cannot access without support.
PROPRIETARY SYSTEM:
An Automation system programming tool that only one manufacturer or branch organization can access. Upon installation, the proprietor locks access and serviceability. “Hostage-taking”.
OPEN SYSTEM:
An Automation system programming tool that many contractors can access. Upon installation, the owner has many service options. “Performance-driven Service”.
LEGACY SYSTEM:
An automation system that is no longer supported. Replacement parts are special order.
GUI:
Graphical User Interface. The interface a user accesses and manipulates the BAS.
BAS:
Building Automation System. A system installed with intention to automate building systems together to achieve greater energy efficiency and occupant comfort.
COMMUNICATION PROTOCOL:
The method / “language” by which system components communicate. “Open” refers to common protocols that have evolved to industry standard. BACNet | MODBus | LONMark Etc..
INTEGRATION:
The convergence of building systems, existing and new, to one. This is typically based on modern technology and an open system fed by drivers that enable communication between proprietary and legacy systems.
DRIVERS:
Developed as a “translator” of various proprietary systems. Enables integration into open systems.
COMMISIONING:
The act of assuring the building system is operating as specified and designed. Commissioning is never truly complete as building, occupancy, weather, etc. conditions are ever-changing.
ENERGY ANALYTICS:
A modern development of analyzing the buildings energy profile through the BAS and presenting in a “dashboard” format for analysis.
FAULT DETECTION:
A method of analysis for determining an equipment, performance, energy, etc. Fault within a BAS or overall building system.
EAFD:
Developed method of combining modern energy analytics, with typical human fault detection. Fully automated to do the analysis and provide insight to the actual nature of the problem in a building. One of AIRON’s differentiators.
SUB-METERING:
A rather modern concept created to identify the actual usage of building tenants for billing purposes. Electrical, BTU, gas, etc. Meters are installed, connected to the BAS, and tenant billing information is automated to the property manager, or relevantly concerned party.
